Coach Cottage is rated as suitable for  Older and Less Mobile Guests (M1) and for  Part Time Wheelchair Users (M2) under the National Accessible Scheme. Guests who use a wheelchair part time have stayed in Coach Cottage and complimented us on the facilities available however there are a couple of caveats to our M2 status for wheelchair users in the bathroom. DETAILED DESCRIPTION

Coach Cottage is a newly built flint and brick single storey, self-catering holiday let in a secluded position within a small community of Norfolk flint houses / barn conversions.

Sleeping 6 in 3 bedrooms, the cottage is very well equipped and furnished to a very high standard in a comfortable contemporary style. It has been awarded a VisitEngland 4 Star quality award.

Living space comprises a large lounge separated from the dining area by a double aspect wood burning atove. Two comfy, large sofas and a riser / recliner massage armchair offer generous seating. With windows on 3 sides and double French doors leading onto the south and east facing gardens, the room catches the sun and is extremely light.

A flat screen HD TV with Freeview HD and BBC iPlayer, DVD / Blu-ray player, Radio / CD player are provided. Selection of books and board games and a table football for 2-4 players in the garage.

There is a telephone for emergency 999, operator 100, NHS advice 111 outgoing calls and receiving incoming calls.

Next to the dining room is a well equipped, shaker style kitchen.

Appliances include an under counter larder fridge and separate freezer, electric hob / oven / extractor, microwave, dishwasher & washing machine. The double bowl sink has lever taps. With plenty of work top space, a good selection of cookery books and cooking equipment available, the choice of home cooking or eating out in the many wonderful local pubs/restaurants is yours. For those who love laundry, an iron, ironing board, wide clothes airer and clothes line is provided. There is a small tumble dryer in the garage. Hand towels and drying up cloths are provided.

The lounge, dining room, hall, kitchen and bathroom areas have wooden floors.

Bedroom One Ensuite has a double bed, wardrobe, additional storage under the bed and stool. The adjoining, compact ensuite has a thermostatic shower, a small basin, and toilet. There is a step into the shower.

All bedrooms have comfortable pocket sprung mattresses, cotton bed linen, anti allergy duvet / pillows, a hair dryer and wall to wall carpets. The windows have a sheer privacy blind for those who like to wake to the morning sun and thick curtains for those that do not.

Bedroom Two offers you a choice of sleeping arrangements:

The room also has a wardrobe, carver chair, storage seat and bedside tables with lights.

Bedroom Three includes a comfortable double bed, sliding door wardrobe with drawer, full length mirror and and additional storage under the bed and seat. The bed position may be moved to best suit guest's accessibility needs.

Next to Bedrooms 2 and 3 is the modern, white tiled main bathroom. This contains a large shower cabin & lever thermostatic shower, full length corner bath with lever taps & hand held shower attachment, W.C, a pedestal hand basin, shaver point and electric towel rail. There is a step into the shower. Grab rails are provided near the shower and toilet. Due to the shape of the bath it is not possible to use a bath board.

Hot water is supplied from a pressurized cylinder ensuring a good strength shower.

There is a third WC in the cloakroom next to the kitchen. White bathroom towels are provided.

Baby / Child Equipment Available

Coach Cottage has the following equipment for children which may be placed in the cottage upon request and at no additional charge. These include:

Underfloor-heating runs throughout the cottage with thermostats in living areas and bedrooms to accommodate different temperature preferences. The cottage is well insulated and has a green energy, air source heat pump drives the CH and hot water. There is also an electric immersion heater and electric towel rails in WC and main bathroom.

All windows and French doors are double-glazed with security locks.

Dog bowls are available. Please bring your dog's bed and toys.

Coach cottage has two gardens, a private walled garden with a southerly aspect and a front garden with an easterly aspect. The walled garden has a table and chairs, parasol and manual BBQ. There is a sliding metal gate across the property entrance.

Entry to the cottage is either via the front door, which has a step, or via a ramp to the back door where there is flat entry. Grab rails are outside the front and back door.

There is private off-road parking for 1-2 cars immediately in front of the cottage. There is a sliding metal gate across the forecourt. Further parking for 1 car may be available 50m away in the communal parking area otherwise parking on the main road near Southrepps St James church. The garage is unavailable for car parking as it is used for the 4 foot long table football, the tumble dryer and storage. Motorhomes / caravans may not be parked on forecourt or within the community of houses.


Bicycles, golfing equipment, suitcases and buggies may be stored in the garage and walker's very wet weather outer wear may be hung there to dry.

Access to the cottage is via a private, gravel road.

There is minimal street lighting in the village and none near the cottage, so on moonless nights Southrepps can be very dark – wonderful for stargazing!

Visitors are strongly advised to bring a torch. In the winter, hi-visibility wear is recommended especially for children and dogs.
