Coach Cottage - Access Statement

Our Access Statement provides far greater detail than the Accommodation page, namely furniture and shower step heights, room and door measurements, additional photos and available mobility aids. Our aim is to accurately describe the facilities available to our guests so you may be confident Coach Cottage meets your needs and travel without having to pack cumbersome mobility equipment. The Coach Cottage Floor plan gives an approximate idea of the layout of the cottage; it is not to scale.

Coach Cottage is rated as suitable for  Older and Less Mobile Guests (M1) and for  Part Time Wheelchair Users (M2) under the National Accessible Scheme for VisitEngland. The scheme identified a few limitations for part time wheel chair users in the bathroom and these are detailed below.

Car Parking Facilitiestop arrowtop

The brick forecourt provide parking for 1-2 cars depending on length and any need for wheelchair space. There is a small communal parking area about 50m away where a single car may be parked and if that is not available, further parking is available on the public road near the Church.

The single garage is not available for parking cars; it houses the table football. Bicycles, buggies and suitcases may be securely stored in the garage. The garage side door has a 8cm threshold step. The main opening is a typical ‘up and over’ door.

The cottage is situated at end of a private, un-adopted lane. The lane is part shingle and uneven with tarmac pavement in part. The forecourt parking area, paths and garden patio are all brick. A heavy sliding metal gate on wheels is installed.

There are two entrances to the property.

Back door

A path leads to the back door, the last section of which is slightly inclined to form a ramp. The ramp is 100cm wide at the narrowest point.  There is a hand rail along the ramp.

There is no step per se, however the back door threshold is 2cm high and the weather strip 1cm high. There is a grab rail by the door and a motion sensitive outside light which is switched on from the inside the cottage.

The back door is 81 wide and the key hole lock is 97cm from the ground.

Front Door

The front door has a single step – 23cm high and 80 cm wide. There is a grab rail by the door and a motion sensitive outside light which is switched on from the inside the cottage.

The door is 80 wide and the key hole lock is 120cm off the ground. Inside the door there are security bolts top and bottom.

The two French doors leading off the lounge and dining room have similar steps.

Inside the front door entrance there is a shoe rack and a hanging space for coats. The hall leads onto the lounge, kitchen, WC, bedrooms, and bathroom. The dining area may be accessed from the lounge or kitchen.

All windows have key locks.

The hall floor is wood. Natural light to the hall, main bathroom, and cloakroom is provided by overhead Velux windows. The minimum width of the hall is 93cm. All internal doors are 2 9 (83cm) wide except the ensuite door which is 2 6 (76cm) wide. Night lights are available.

2 mains powered smoke detectors in hall near bedroom doors. A powder fire extinguisher in hall near back bedrooms and also in the kitchen.

The lounge floor is wood. Curtained windows are on east and south sides. The window on the east side has an additional daylight blind. Curtained, double French doors are on the north side. There are security bolts top and bottom and a lock 92 cm high. The step out onto the front garden is 23cm high.

Seating comprises a 2 seater leatherette sofa, a 3 seater leatherette sofa and an electric riser/recliner arm chair. The armchair is fabric covered, has an electric massage function and caster wheels. The height of the sofa seats is 45cm, the armchair is 47cm. The FloTech pressure cushion may be used to raise seat height. A nest of 3 coffee tables is provided.

Above the media unit is a 37’’ flat screen television and DVD / Blu-ray player.  Both with remote control - explanatory details on how to operate are in the cottage. The Radio / CD player is small with tiny controls but gives good sound. Wifi provided.

Separating the lounge from the dining area is a brick chimney. A double sided, wood burning stove sits on a brick hearth. Wood for the fire is stored in the cupboard by the hearth. There is a further wood store outside the back door and a metal container for hot ash. Battery carbon monoxide alarm near chimney.

Lighting comprises a 5 arm ceiling light, a table lamp and a uplight with adjustable reading light.

The walkway between the lounge and the dining area is 110cm wide.

The dining area floor is wood. Curtained double French doors on the south side lead onto the walled garden with a step 25cm high. The French doors have security bolts top and bottom and a lock 92 cm high.

The dining area has a wood table, 6 chairs and a corner cupboard containing glassware and table mats. Chairs are movable with padded, leatherette seats and no arms. The seats are 48cm high. In the middle bedroom is a large carver chair with arms which may be used if arm rests are required. If additional height is required, plastic chair raisers may raise the height of one dining chair or the table itself.

The dining table is extendable, either 120cm or 150 cm long; 80cm wide and 75cm high. The height from the floor to lowest point of table is 65cm. The narrowest width between legs at the table end is 63cm. Some guests raise the table with the plastic leg extenders to give aditional height.

Lighting comprises a ceiling light and 2 uplights with an in line flex switch.

The half glass door between the kitchen and dining area is 83 cm.

The worktop height is 92 cm. Drawer units with crockery, saucepans, cook ware under worktop. 40 cm free space between wall cupboards and worktops.

Electric oven with drop down door and ceramic electric hob above with 4 rings. A 1 1/2 bowl sink at worktop height with cupboards and front loading dish washer 60cms wide underneath. Under counter are larder fridge,  separate freezer and front loading washing machine. Microwave on worktop.
 
Lighting is spotlight bulbs on ceiling, with under unit lighting and cooker extractor hood light.

Good contrast between floor, cupboards and other surfaces. Flooring is dark wood with light coloured cupboards and grey worktop.

Mains operated heat detector linked to the 2 smoke detectors in the hall. Fire extinguisher and fire blanket.

Bedroom 1 with Ensuite Shower Room

Door width 83 cm. Flooring carpet. Curtains and daylight blind.

Pocket sprung double bed (4’ 6’’ / 135cm wide by 6’3’’ / 190cm long). Bed height 72cm floor to top of mattress. Anti-allergenic sheets, king size duvet, and pillows provided.

Clearance at end of bed to wall - 98cm. Clearance at side of bed to window – 42cm.
Small bedside cabinet with drawer each side of bed – 59cm high. Bedside lights with 3 stage touch base dimmer system.

Wardrobe with high rail and optional low rail height suited to wheelchair users. 2 drawers under bed. Stool with raised handles 42cm high / 61cm wide / 37cm deep. Storage under padded stool seat.

Largest free space clear of doors and furniture is 70cm x 140cm. With ensuite door shut, and not including ensuite door arc, free space is 140cm x 145cm.

Light switch – 114 cm high. Room thermostat switch 128cm high.

Bed 1 Ensuite

Ensuite half glass door - width 74cm – with lock. Single light. Light switch outside ensuite door – 114 cm high.

Thermostatic shower in enclosed compartment 83cm wide. Folding entry door. Step into shower – 25cm high including height over water bar.

Small basin between shower cubicle and toilet. Tap touch plug. Lever tap. Glass shelf and mirror above at 127cm high. No shaver point.

Toilet seat height 40 cm. Space beside toilet 20cm to left; 20cm to right. Distance from basin edge to ensuite door – 50cm. Distance from shower tray to toilet – 74cm. Above low level cistern is a towel rail (160cm high) and shelf – 192cm high.

Pedestal basin, no side grab rail and a mirror at a height that does not meet the requirements of the National Accessible Scheme for part time wheel chair users.

Flooring is wood with a shower mat.

Bedroom 2

Door width 83 cm. Flooring carpet. Curtains and daylight blind. Small bedside cabinet (not shown in photo) each side of bed – 59cm high. Bedside lights with 3 stage touch base dimmer system.

3 choices of sleeping arrangements using the Hypnos Trio bed with its two pocket sprung mattresses. Wardrobe with rail and shelf. Wardrobe rail height above the 140cm required by the National Accessible Scheme for part time wheel chair users.

Configuration A. Single bed

Single bed (2’ 6’’/ 75cm wide; 6’ 3’’/ 190cm long). Bed height 59cm floor to top of mattress. Anti-allergenic sheets, single size duvet, and pillows provided.

Largest free space clear of doors and furniture is 190cm by 240cm.

Configuration B. Twin beds

Single bed 1 (2’ 6’’/ 75cm wide; 6’ 3’’/190cm long). Single bed 2 ( 2’ 6’’/ 75cm wide; 6’ 1’’/ 185cm long). Bed heights 59cm floor to top of mattress. Anti-allergenic sheets, single size duvet, and pillows provided.

Clearance at end of bed 1 to wardrobe - 75cm. Gap between beds - 100 cm.

Double bed made from zip linking the two single beds.  Bed 5’/ 150cm wide and minimum  6’ 1’’/ 190cm long. Bed height 59cm floor to top of mattress. Anti-allergenic sheets, king size duvet, and pillows provided.

Clearance at side of bed to window - 40 cm. Clearance at side of bed to wardrobe – 75.  Clearance at end of bed to stool – 45cm.

Largest free space between beds, clear of doors and furniture is 90 cm by 40 cm.

Light switch 114 cm high. Room thermostat switch 128cm high.

Pocket sprung double bed (4’ 6’’ / 135cm wide by 6’3’’ / 190cm long). Bed height 72cm floor to top of mattress. Anti-allergenic sheets, king size duvet, and pillows provided. The bed can be positioned to be parallel to the window or facing it (see below). This configuration may be decided upon arrival.

Clearance from the side of the foot of the bed to the window wall is 114cm inches then narrows to 63 cm at wardrobe. Wardrobe extends 120cm along the side of the 190cm long bed.

Clearance at other side of bed to wall adjacent to bathroom - 40cm.

Largest free space clear of doors and furniture is 130cm by 160cm.

Door width 83 cm. Flooring wood with bath & shower mats. Low hanging cord light switch.

Full length corner bath with flexible shower hose over. Single lever mixer tap. Non slip mat provided for bath and shower. Due to the shape of the bath it is not possible to use a bath board, hence the bath does not meet the requirements of the National Accessible Scheme for part time wheel chair users.

Thermostatic shower in enclosed compartment 96cm wide. Folding entry door. Step into shower – 20cm high. Grab rail outside. Optional shower seat with hand holds.

Basin between full length corner bath and toilet. Tap touch plug. 2 x cross head taps, with lever extension available. Glass shelves and mirror above. Shaver point.

The pedestal basin with no side grab rail and the mirror due to its height do not meet the requirements of the National Accessible Scheme for part time wheel chair users. Some guests choose to use the perch stool in the bathroom when using the basin. This gives a more upright posture in relation to the basin than when in a wheelchair. It also overcomes the proximity limitation that the pedestal itself presents when seated in a wheelchair.  

Toilet seat height 40 cm. Grab rail to left of toilet. Above low level cistern is a very high shelf for storing bleach and bathroom cleaner.

Grassed area and garden to north side of the property level with the car parking area. Brick laid paths.

To south, walled garden with grass and brick patio area. Outside wood table, 9 plastic chairs with arms, outdoor cushions, garden parasol, 2 fold up sun lounge recliners. Manual BBQ.

There is a corded telephone in the lounge which will allow emergency 999, operator 100, NHS advice 111 outgoing calls and will receive incoming calls. Nearest public phone - (200 yards).

There are no stairs in the cottage.

Heating and hot water is provided by under floor heating throughout from an electric, air source heat pump. There is also an electric immersion heater. Room thermostats in living areas, bedrooms and hall ~128cm high. There is a wood burning stove in the lounge / dining area. Heated electric towel rails in bathroom and WC.

Low level plugs have child proof inserts.

The cottage and garage is no smoking throughout. Smoking only permitted outside.

Typically, up to two well-behaved dogs are allowed. Dog bowels are provided.
